Quy định về xây dựng

- Chiều cao xây dựng tối đa 25m/5 tầng

- Tỷ lệ xây dựng 70%.

- Cao độ san lấp 2,52m so với cao độ lục địa, độ đầm chặt K90, độ sâu đóng cọc tầng địa chất từ 30-36m.

Ngành nghề ưu tiên thu hút đầu tư

- Ngành công nghiệp cơ khí sản xuất máy móc, thiết bị phục vụ ngành đóng tàu (sản xuất thép tấm vỏ tàu, thép hình, chế tạo thiết bị, phụ tùng và lắp ráp thủy lực, máy động cơ và phương tiện vận tải…);

- Sản xuất công cụ gia công kim loại, sản xuất vỏ container, sản xuất, chế tạo thiết bị cơ khí chính xác, thiết bị, máy móc kiểm tra, đo lường; công nghiệp hỗ trợ ngành tàu biển (sản xuất sản phẩm nhựa nội thất tàu biển, sản xuất đồ gỗ nội thất tàu, sản xuất sơn tàu biển…).

Hệ thống cơ sở hạ tầng CCN An Thọ Hải Phòng

Hệ thống cấp điện:

- Trạm biến áp 110KV, đường dây tải điện 22KV;

- 3 trạm biến áp cho khu vực dịch vụ, khu chiếu sáng và khu dịch vụ kỹ thuật;

- 11 máy biến áp hạ áp cho khu các nhà đầu tư thứ cấp khác nhau;

- 1 tủ điện khu vực trạm sạc xe điện.

Hệ thống xử lý nước thải:

- Công suất lên tới 1300 m3/ngày.đêm, cấp nước sạch đến chân hàng rào các nhà máy.

- Hệ thống xả thải công suất 720 m3/ngày.đêm đạt tiêu chuẩn cột A theo quy định Bộ Tài Nguyên & Môi trường.

Hệ thống viễn thông & Internet:

- Áp dụng công nghệ truy cập mạng quang thụ động theo tiêu chuẩn GPON.

- Mạng quang thụ động tốc độ Gigabit.

- 5 trạm BTS phủ sóng toàn bộ khu vực.

Hệ thống giao thông nội bộ:

- Mặt trước: giáp đường nối liền với cao tốc ven biển Hải Phòng - Thái Bình rộng 25m. Mặt sau: giáp đường liên tỉnh rộng 40m. Đường nội bộ rộng 15m. Hệ thống giao thông đồng bộ, hoàn thiện đảm bảo việc lưu thông của các phương tiện.

Cảnh quan cây xanh và không gian tiện ích:

- Tỉ lệ cây xanh cao, hệ thống hàng rào cây xanh bao quanh các khu vực nhà máy sản xuất giúp giảm thiểu tiếng ồn, khói bụi, tạo cảnh quan xanh thân thiện môi trường.

Đơn giá thuê đất và các chi phí dự kiến tại Cụm công nghiệp An Thọ Hải Phòng

- Giá thuê cơ sở hạ tầng: 110 - 120 USD/m2/chu kỳ thuê (chưa bao gồm VAT)

- Phí quản lý: 0,6 USD/m2/chu kỳ thuê (chưa bao gồm VAT)

- Đơn giá nước sạch: Theo quy định của nhà cung cấp

- Phí xử lý nước thải: Theo quy định của nhà cung cấp

Pháp lý dự án CCN An Thọ Hải Phòng

Cụm công nghiệp An Thọ được thành lập theo Quyết định 374/QĐ-UBND ngày 10/02/2023 của UBND thành phố Hải Phòng.

Ngày 28/7/2023, dự án được UBND huyện An Lão công bố Đồ án Quy hoạch chi tiết tỷ lệ 1/500.

Tiến độ dự án CCN An Thọ Hải Phòng

Đến tháng 11/2025, dự án đã hoàn thành giải phóng mặt bằng, đã hoàn thiện hồ sơ xin thuê đất và đang thực hiện các thủ tục về môi trường, phòng cháy chữa cháy, cấp phép xây dựng. Dự án dự kiến được khởi công trong tháng 12/2025.

Chủ đầu tư xây dựng hạ tầng kỹ thuật CCN An Thọ là Công ty Cổ phần Đầu tư An Thọ. Doanh nghiệp này thành lập ngày 31/03/2022 với vốn điều lệ 60 tỷ đồng. Trụ sở chính tại Số 102/654 Ngô Gia Tự, phường Hải An, TP Hải Phòng. Người đại diện theo pháp luật là ông Nguyễn Văn Đảo
